- Proof of ability to pay - A preapproval letter from your lender (or proof of funds, if paying cash) should be attached to the contract.
- Earnest money - Often buyers try to put too little earnest money. Make it look attractive to the seller.
- Realistic price - Offer a realistic price for the property, based on recent sales comparables in the area.
