    • Proof of ability to pay - A preapproval letter from your lender (or proof of funds, if paying cash) should be attached to the contract.
    • Earnest money - Often buyers try to put too little earnest money. Make it look attractive to the seller.
    • Realistic price - Offer a realistic price for the property, based on recent sales comparables in the area.
    • Don't overload the stipulations - Be careful not to include too many terms, conditions & contingencies. Only include the ones you really need and want.
    • Summarize your offer - Make a list of the strong features of your offer and include it with the contract.
    • Humanize yourself - Include a written personal introduction to the seller. Give facts about why you want the home.
